1 Percent Fixed Pay Option ARM Programs this program is fixed at 5 Percent below your initial rate (currently 6 Percent) for the first 5 years of the loan. This program involves "negative amortization" or "deferred interest" in which your loan balance can rise. It is for sophisticated buyers who use the monthly money saved in other investments.
There's a variation of the above that currently starts at 1.5 Percent and for the first 10 years your payment is fixed in that the maximum amount it can rise is 7.5 Percent of the prior years payment. An example year 1 (payment is 1000) year 2 payment is 1075 and so on. This is a biweekly mortgage that can also incur negative amortization.
